Standalone Inspections

Defect reports

A defect report is a focused inspection of a specific element or building problem. Rather than a whole-house survey, it examines a single defect in detail — establishing the cause, extent and recommended course of action.

Damp & Moisture Ingress

Assessment of damp affecting walls, floors or ceilings — distinguishing rising damp from penetrating damp, condensation, or defective plumbing. Includes investigation of DPC condition, ground levels, cavity fill, and internal finishes.

Roof Defects

Inspection of pitched or flat roof coverings, structure, flashings and rainwater goods. Identifies deteriorated tiles or slates, defective lead, failed flat roof membranes, and structural movement or spread.

Wall Tie Failure

Investigation of suspected cavity wall tie failure — a common defect in properties built between approximately 1920 and 1980. Identifies characteristic cracking patterns and advises on the extent of the problem and remediation options.

The Inspection

Your surveyor will carry out a thorough inspection of the property. Where weather, airspace, site conditions and safe operating requirements permit, a drone will also be used to inspect the roof and upper elevations. Following the visit, you'll receive a verbal overview of the key findings before the written report.

A written report is normally delivered by email within three working days. A quicker turnaround may be available by prior agreement where your purchase timetable requires it.

Drone roof inspection — where conditions permit

Where weather, airspace restrictions, site conditions and safe operating requirements permit, a drone inspection of the roof and upper elevations is included at no additional charge. Where safe ladder or physical access isn't possible, a drone can provide detailed imagery beyond the limits of a ground-level inspection.

Roof defects are among the most costly findings in any survey. Deteriorating flashings, slipped or missing slates, defective ridge tiles and blocked gutters are all easier to identify — and photograph — from the air. That evidence goes directly into your report.

Do I need a survey if I'm getting a mortgage?+
Yes. Your mortgage lender's valuation is not a survey — it's a risk assessment for the lender, and in many cases you won't even receive a copy. It will not tell you about the condition of the property or highlight defects. An independent survey is the only way to understand what you're buying.
Which survey do I need — Level 2 or Level 3?+
A Level 3 Building Survey is recommended for older properties (pre-1945), extended or altered homes, properties in poorer condition, or any property where you have specific concerns. If you're buying a conventional, post-war property in reasonable condition, a Level 2 may be appropriate. If you're unsure, get in touch and we'll advise based on the specific property.
Do I need a survey on a flat?+
Yes. A survey of a flat should assess both the condition of the flat itself and the wider building — including shared areas, roof, structure, and external fabric. Understanding the building's condition matters because any major repairs may be recovered from leaseholders via a service charge.
How quickly will I receive my report?+
Reports are normally issued within three working days of the inspection. A quicker turnaround may be available by prior agreement. You'll also receive a verbal overview of the key findings before the written report is delivered.
Can I speak to the surveyor after receiving my report?+
Absolutely. As a sole practitioner, I'm always available to talk through the findings with you after you've read the report. Getting answers to your questions is part of the service, not an add-on.
Do you survey new builds?+
Yes, subject to agreeing the appropriate scope. New homes can contain construction defects or incomplete work. A Home Survey and a specialist snagging inspection have different purposes, so we'll discuss the property and timing before recommending the most suitable service.
